This well renovated village house with private garden is built over three floors and accommodates 8 people. With a large rear terrace of the lounge and overlooking the garden with its further terrace the house is an ideal holiday home, great for exploring this very pretty part of France. Living in the house gives a feel for living as the French village people do, yet with modern facilities all around you in the tastefully decorated interior and having the benefit of the private rear garden.
The front stone steps lead to a small front terrace and front door over the garage door with ample parking for two, three cars and off street parking space in front of the garage doors. There is a bedroom with twin beds, a double bedroom and a further twin bedded room, a kitchen breakfast room, a laundry room, a shower room with WC and a large open plan living dining room overlooking the rear garden as well a real fireplace. A second reception room with a bed settee can accommodate further sleeping accommodation if needed, as well as put you up beds in the lounge. Upstairs is a further bathroom and the two other bedrooms as well as a large open second lounge area with windows to the rear, ideal for relaxing. |

The area as described earlier is one of rolling hills covered with vine groves and perched villages against a backdrop of the Languedoc National Park. These hills are interspersed with river valleys leading down to the coastal path and long Mediterranean beaches, with inland sea lagoons some used for oyster culture and pretty fishing villages. The climate offers lots of sunshine throughout the year as well as many leisure pursuits whether it be golf, cycling, rambling, canoeing, horseriding, bird watching, canoeing, yachting, windsurfing, etc
And we haven't yet mentioned it is the largest wine region in the world producing these days some excellent wines. The towns of Beziers, Pezenas, Narbonne, Perpignan and Nimes as well as Carcassone are all within a short distance as is the regional capital Montpellier a young and yet vibrant city. The area is full of culture and from the Romans and Greeks as well of course the Cathar history that marks the area. It is just an hour and a half to the Spanish border and the Pyrenees with its ski resorts and mountains. And only 20 minutes from the Languedoc National Park
The centre of the village has all basic shops and a bar as well as a medium sized supermarket next door in Magalas and larger supermarkets in Beziers and Pezenas. There are three or four restaurants in Magalas which is within walking distance (about 15-20 minutes) and they range from the local village cafe offering a wide range of food, a family restaurant and a very special restaurant that has to be reserved in advance. Alternatively you can take the 3 minute drive to Magalas.
A number of festivals are held in the village and the surrounding villages and towns throughout the year - from the Feria in Beziers in mid August (11 -15th), basically the largest street party in the south of France and based on Spanish and Occitan culture to the Festival Moliere through June and July in Pezenas. There are many other festivals held throughout the year particularly in Beziers and Valras Plage has free on the beach concerts during the peak season but be warned they are very popular.
The Languedoc is one of the most popular regions of France with its long sandy beaches, rolling hills and vineyards and these days easy access, either by plane or car. The latter takes you over the highest road bridge in the world at Millau on the A75, when traveling south and just over an hour from the house. The climate is hot and sunny with temperatures often in the high 30's in summer and with over 300 days of sunshine a year the house is well situated. Pezenas a few minutes drive away is full of history based on the plays of Moliere, the equivalent of Shakespeare but a little more humorous, and full of shops and boutiques as well as restaurants and bars. |

The house is situated in the heart of the chateau village of Puissalicon, its chateau being a former stronghold of the Duc de Montmorency. The village is picturesque, has all basic commerce and is literally twinned with Magalas a large village which is also historic and has all commerce. Both villages are situated in the 'golden triangle' of Beziers, Pezenas and Faugeres one of the prettiest and most sought after areas of the Languedoc. The house is just 25 minutes from the beaches either at Valras Plage or Meze.
The house has a log fire, TV and DVD player, kettle, iron, dishwasher, cooker, microwave, fridge freezer, washing machine and clothes dryer and all crockery and utensils. All linen is included in the rental except for the two cots that are available. Beach towels are not provided. There is secure garage parking for two cars and off road parking.
Changeover is Saturday to Saturday in July and August with weekday changeovers available out of peak season.
Prices600€ winter or off season, 925€ May, June and September and 1300€ for July and August.
There is also a refundable security deposit of 300 Euros.
